I've heard of many restaurants and shops that can't afford their rent anymore so they go out of business. Why wouldn't a landlord accept reduced rent to keep a business operating in their property, instead of getting no rent at all if the business closes?

Open air dining. There are a number of backyard terraces, alleyway cafes, rooftops eateries, etc. They are can be surprising, somewhat hidden, and often sublime. Would be great to do an exploration of the high and low.
